Ideal Concepts, Inc. is seeking an experienced Building Development Manager to oversee the research, design, development, filling, leasing up/sales, construction management, fit out, move in, and ongoing management after completion, of the company's new commercial high rise building to be located within the Hamilton District of Allentown, PA.The new building is to be located directly in the center of downtown Allentown, PA, on the most central and historic thoroughfare of Hamilton Street and is situated directly across from the PP&L Center hockey arena and event center. - This will provide a flagship building for the company and the entirety of the Lehigh Valley region, consisting of a shimmering and lit glass tower, built to Class A specifications, having 12 or more floors, with restaurants and retail business on the ground level, and commercial office space on upper levels. - Ideal Concepts, Inc., an insurance technology business with over 250 employees and growing, will support the building as the anchor tenant utilizing up to fifty percent of the office space, while the remainder of the office space is intended to be leased up to other commercial tenants for medium to long term leases by the individual hired for this position. -This position will have the benefit and responsibility of directing/delivering the project from inception to completion and beyond, and in essence will act as an owner's representative for the building project. - It is important to the company that there be a dedicated, talented, and experienced employee, aligned with the company vision and goals, managing all facets of the project on behalf of the company. - This will ensure that the building achieves its full potential for the company and downtown Allentown. - This position will be responsible for vetting out all potential consultants and contractors, preparing and launching RFPs, selecting consultants and contractors, negotiating business terms, reviewing and redlining contracts, contracting with needed consultants and contractors, coordinating with architects for design of the building, directing the creation of marketing collateral for lease marketing and sales activities, coordinating and executing passive and active marketing and sales efforts to lease up the building, contracting and directing environmental, structural, and other engineering consultants, coordinating and filing for Neighborhood Improvement Zone (NIZ) approvals, coordinating building construction approvals, utilizing an RFP process to compare and decide on a construction company for the project, overseeing the ongoing construction with the support of our Facilities Managers, overseeing fit out of leased space, overseeing move in to leased space, and finally successful management of relationships with existing tenants on an ongoing basis after move in. - This position is responsible for ensuring building is leased up to maximum potential, the building project is delivered to expectation, on time, under budget, and meets the quality expectations of the company. - This position has a broad range of responsibilities, and in effect combines commercial real estate development, real estate sales and lease up, and construction oversight responsibilities. -A strong candidate for this position has significant experience in developing commercial real estate building projects at medium to large scale (multi-million dollar projects). - They will be motivated and driven, and work hard to meet timeline goals and expectations for the project. - They will have a high level of business-to-business sales experience and ability in real estate or leasing activities, which allow them to successfully lease up the building to the maximum potential to prospects within the Lehigh Valley, and for relocation or satellite offices from across the country. - A strong candidate also has proven analytical skills, is adaptable to change, driven to work independently, and can complete responsibilities consistently with a high level of accuracy in a fast-paced environment. - The individual must have strong leadership and team work skills, and the ability to work with cross-functional team members to drive and achieve the goals of the building project.Responsibilities:

  • Liaise with company leadership to set strategic goals, make decisions, drive initiatives, and track performance
  • Perform a selection process for commercial architects to design the commercial building, with a goal of achieving a highly customized unique design at a reasonable cost
  • Drive and oversee the architectural design process with selected architects through completion/acceptance by the company and all relevant tenants
  • Coordinate the design of marketing and sales collateral with third party vendors to build a marketing website and physical brochure collateral targeting potential tenants
  • Perform reactive and proactive sales solicitation activities up to and including cold calling/reach out to identify, attract, solicit, pitch, negotiate, and sell potential tenants on leasing commercial space within the building
  • Travel locally and across the country to present the building leasing opportunity to a variety of companies looking for primary or satellite office space
  • Perform presentations to executive leadership for large potential tenants, including and up to C-suite individuals in fortune 100 companies with which the company has business relationships that can be leveraged for potential building leases
  • Prepare and present business/marketing related items regarding the building lease opportunity to tenant business executive leadership
  • Prepare and present highly analytical/financial commercial real estate related items to potential tenant financial and operations executive leadership to support the value proposition of leasing within our building
  • Manage an effective selection process and contract development with architects, engineers, construction managers, and other specialized professional consultants
  • Perform and evaluate bidder qualifications and post-bid proposals evaluations to ensure project is completed as per specification and on schedule
  • Directly oversee and manage the planning, scheduling, and updating all aspects of the commercial building project
  • Support the completion of all documents required for the acquisition of necessary filings and permits
  • Verify compliance by all parties related to the government tax incentive Neighborhood Improvement Zone (NIZ)
  • Work collaboratively with finance consultants to prepare loan and other filing needs for the project.
  • Read, understand, analyze, and negotiate lease, consultant, and construction contracts
  • Collaborate with the architecture and engineering consultants, construction managers, city planning officials, key tenant contacts, and other individuals and companies to facilitate the construction and lease up of the new building.
  • Fully plan building specification in a manner which is thorough, achieves the company's and tenant's goals in full, while minimizing change orders (and related cost) during construction phase
  • Oversee change order process when necessary
  • Manage concurrent projects from start through finish, troubleshoot problems and ensure quality of third party work.
  • Attend site walk-throughs and on-site meetings as the owner's representative, with the support of our facilities managers, ensuring the work meets the company's expectation.
  • Review and approve payment requests from the construction firms and other contractors or consultants.
  • Monitor project costs to ensure the project is delivered under budget.
  • Prepares RFP documents for the selection of contractors, consultants, and other vendors for direct-to-owner projects; identifying thorough project scope, criteria, requirements, and budget parameters.
  • Manage pre-qualification and evaluation of potential contractors and vendors for direct-to-owner projects.
  • Solicit bids and recommend contractors for assigned scope.
  • Manage interactions with contractors and serve as a liaison between contractors and the company.
  • Prepare reports and presentations regarding building status for the company and other tenants; including detailed, up-to-date timelines and schedules.
  • Manage and oversee any direct-to-owner third-party inspection activities related to the project with the support of our facilities managers.
  • Participate in capital budgeting and planning for the project, including engaging the necessary design and preconstruction partners, to establish building project budget.
  • Manage the collaborative planning process and construction of future capital improvement projects for the building.
  • Lead and manage the Facilities department to ensure the effectiveness of facility operations, including but not limited to the mechanical, electrical, plumbing, IT, storage, and custodial needs of the building and grounds.
  • Negotiate agreements for and manage maintenance contractors, including HVAC maintenance, IT, telephone and Internet service, contracted janitorial services, landscaping, and others, as needed.
  • Manage ongoing relationships with tenants after move in, including negotiation for space fit out changed needs, and lease renewals
  • Act as ongoing owner's representative leasing agent to continue to market, solicit, and sell new tenants on office space to ensure as close to 100% occupation as possible.
  • Identify, consider, and decide on ongoing building maintenance and enhancements
  • Develop and manage the budget for facilities, estimating annual expenses for the building.
  • Identify and implement cost saving initiatives for the building.
  • Provide timely reporting to executive staff of ongoing building operations.Skills:

      • 5-10+ years of senior commercial real estate development experience
      • Proven business to business sales ability for commercial real estate
      • Strong commercial real estate planning and development experience
      • Significant commercial project construction oversight experience
      • Experience working through or supporting construction filing processes
